Overview
Steven Renbaum leads XD Capital Partners, working both sides of the capital stack: providing bridge loans of roughly $500K to $4M for commercial acquisitions, value-add projects, repositionings, and residential fix-and-flips where conventional financing does not fit the timing or structure, and acquiring small-bay industrial and flex properties across Maryland, Virginia, Delaware, and Pennsylvania.
His most recent acquisition is Baltimore Commons Business Center, an 84,818 SF multi-tenant flex and industrial property in the Baltimore/BWI submarket, which he underwrote and helps operate. This builds on more than 15 years as a commercial real estate broker in New York City. Seeing deals from both the equity and the debt side keeps his underwriting grounded.
Steven is also the founder of IRRmate (irrmate.com), an institutional-grade underwriting platform with a real comp database built for serious operators, brokers, and smaller shops at a fraction of the cost of legacy tools.
